The drawings look similar. The risk profile does not. Here is how estimating changes between homes and commercial work.

Residential estimating is usually faster: fewer specification sections, more repeated assemblies, tighter bid windows. Commercial estimating adds CSI depth, prevailing wage on public work, longer MEP coordination, and lenders who want a number they can underwrite.
What stays the same
Both need zip-code pricing, a second estimator review, and deliverables a superintendent can check against the sheets. Whether it is a custom home in Austin or a medical office in Fairfax, the takeoff still has to match the drawings.
